TITLE INSURANCE

Purchasing a piece of real property is typically the most important investment of anyone's life. We utilize the latest technology .  We work as an agent for two of the largest title insurers in the State of Florida, Chicago Title Insurance Company and Old Republic Title Insurance Coimpany. We work with prior title holders as well as lien and judgment holders to clear up defects that could arise as a problem in the future. We also analyze relative documents such as surveys and restrictive covenants to insure compliance with governmental codes or ordinances.

CONTRACT REVIEW & NEGOTIATION 

By educating the consumer before they enter into a contract, we help them avoid potentially costly legal battles in the future, and ensure that each party is satisfied with the agreement that is reached.  As to financing programs, we educate the parties about the wide range of loan programs and pricing structures that are available today, and the costs involved in financing real estate whether it be a residential home loan or a large commercial project. We also develop contracts and necessary documents for specialized circumstances, such as lease-options or seller retained mortgages.

LIKE KIND EXCHANGES 

As a past Certified Public Accountant and having earned a Master of Science in Accounting, Raymond B. Palmer assists his clients with tax savings on the sale and purchase of real estate, by showing them the benefits of tax deferred exchanges. Working as Qualified Intermediary or with neutral third parties, the firm show taxpayers the benefits of tax deferred exchanges including reverse exchanges.
